Concrete Sealing, in practice
Sealing is done after cleaning and after the concrete has dried properly — usually a day or two later in this climate, longer after rain. Sealing damp concrete traps the moisture underneath, and it shows up as a cloudy white haze that can only be removed by stripping the whole thing.
Penetrating sealers soak in and change almost nothing about how the concrete looks; film-forming sealers sit on top and give a wet or gloss look. Should concrete be sealed after pressure washing?
Yes — that is the moment to do it, while it is clean and dry. A penetrating sealer stops water getting into the pores where it freezes and spalls the surface, and it stops oil and dirt soaking in so the next wash is easier. A driveway that is washed and never sealed is washed every year; one that is sealed is washed every few.
How long does concrete sealer last?
A penetrating sealer, three to five years; a film-forming acrylic, one to three, and it can go slippery when wet and cloudy if water gets under it. For a driveway or a walkway the penetrating kind is usually the right choice; the film-forming kind is for a patio where sheen is wanted and grip is not an issue.
